The Karat 34 project, constructed by Doğa Şehircilik and Başyapı İnşaat under the guarantee of Emlak Konut GYO, consists of 6 blocks, 3 of which are residential and 3 are office spaces. The Karat 34 project, located on Basın Ekspress Road—a key transportation hub in Istanbul where major routes intersect—was launched on April 15, 2016, by Doğa Şehircilik and Başyapı İnşaat under the guarantee of Emlak Konut. The launch event was attended by Emlak Konut GYO General Manager Murat Kurum, Doğa Şehircilik Vice Chairman Ömer Faruk Ayvacı, Doğa Şehircilik Board Member İlyas Ayvacı, and Başyapı İnşaat Chairman Musa Baş.
Positioned along Basın Ekspress Road, often referred to as the 'second Levent axis' of the European Side, Karat 34 is conveniently located near Atatürk Airport and the future third airport. Ayvacı highlighted the project's strategic advantages, stating, 'Karat 34 is surrounded by healthcare facilities, highways, metro and metrobus lines, shopping centers, social venues, international convention and exhibition centers, business hubs, and an airport. This makes it an exceptionally valuable project for both living and investment purposes. From the outset, our goal with Doğa Şehircilik and Başyapı was to create a landmark that adds value to its surroundings. We aimed not only to enhance the lives of our residents but also to make a lasting impact on Istanbul. The overwhelming interest we received even before the project's name was officially announced, along with the strong pre-sales demand, confirms that we set the right targets.' It was revealed that 30% of the project had been sold before the official launch, with all 1+0 units already sold out.
The story behind Karat 34's inception
The land for the project was acquired through a competitive bidding process under Emlak Konut's 'Income Share Agreement for Land Sale in Istanbul Bahçelievler Yenibosna.' The partnership between Baş Yapı and Doğa Şehircilik won the bid. The land, zoned for commercial, service, and tourism purposes, saw its first auction session on October 27, 2014, with 13 companies submitting bids. Kuyaş Kuyumcukent Gayrimenkul made the highest initial offer at 96 million Turkish Lira, sparking intense competition. However, during the second session on November 3, 2014, the partnership of Baş Yapı and Doğa Şehircilik emerged victorious with a bid of 440 million Turkish Lira.
