Constructed by Dağ Mühendislik under the assurance of Emlak Konut GYO, Tual Bahçekent rises on a 190-acre land spanning 515,000 square meters. The project comprises a total of 1,739 residential units and 187 commercial spaces, alongside hospitals and educational institutions. The blocks in Tual Bahçekent range from 4 to 26 stories. The project features 1+1 apartments at 53 square meters, 2+1 apartments ranging from 93 to 122 square meters, 3+1 apartments from 138 to 189 square meters, and 4+1 apartments designed between 120 and 152 square meters.
The Tual Bahçekent project is part of Emlak Konut GYO's "Don’t Postpone Your Dreams, Turkey" campaign, allowing homeownership with a 5% down payment. Up to 80% of the housing price can be covered by credit, with no installment payments for the first 24 months. The remaining 15% is payable starting from the 3rd year, with a loan term of 180 months at a 0.79% interest rate. A 10% discount is applied under this campaign.

Dağ Mühendislik's highly anticipated new project, Tual Bahçekent, is now on sale. The project, which had been in the pre-application phase for some time, garnered significant interest from investors. Out of the total 1,739 residential units, 1,500 pre-application requests were submitted. Due to its proximity to the 3rd airport, the project attracted considerable demand, especially from airline employees. Backed by Emlak Konut GYO, Tual Bahçekent is being realized with an investment of 1 billion 90 million TL. Construction began in February 2016, adjacent to a sprawling 140,000-square-meter urban park.
Dogan Dağ, Vice Chairman of Dağ Mühendislik's Board of Directors, stated: "The region has recently begun hosting high-rise projects. With ongoing transportation developments, the area is expected to grow further. The metro project, slated for completion in 2019, will integrate the region into the rail system. Our project is just a 5-minute walk from this metro station. The area also draws attention due to the Northern Marmara Highway Project. Once connected to TEM and the Northern Marmara Highway, the region will become one of the city's key axes. The construction of the 3rd airport to the north will further elevate its investment value." Dağ noted that their earlier project in the same area, Bahçekent Flora, initially sold for 2,010 TL per square meter, with current prices ranging between 3,300 TL and 3,700 TL. During Bahçekent Flora's construction, premiums reached 50%, and Dağ expects Tual Bahçekent to yield even higher returns. Monthly maintenance fees in the project are estimated at 2 TL to 2.5 TL per square meter. Sales for 4+1 apartments in the project have already been completed.
Murat Kurum, General Manager of Emlak Konut GYO, emphasized that the Bahçekent area was planned as a satellite city, with housing projects primarily targeting middle-income groups. He said, "In recent years, we have expanded our satellite city, Bahçekent, in the Hoşdere area. Every project we launch here heralds a new satellite city for Istanbul. Bahçekent spans approximately 1.1 million square meters, featuring parks, green spaces, a mosque, and all necessary social amenities. Housing here is designed for middle-income earners. Its proximity to the 3rd airport and the 3rd bridge's connecting roads, coupled with planned development and a 140,000-square-meter park, make Bahçekent one of Istanbul's most promising locations. The park at the heart of Bahçekent, financed by Emlak Konut, represents an investment exceeding 57 million TL." Sales for 1+1 apartments in the project have already sold out.
