A new project is being developed by Emlak Konut GYO on a 160,000-square-meter land parcel in the Ispartakule area, catering to low-income and middle-income groups. The Ispartakule Emlak Konutları project, with a total construction area of 448,726 square meters, comprises 1,849 residential units, including 20 units of 1+1, 694 units of 2+1, 1,025 units of 3+1, and 110 units of 4+1, along with 33 commercial units.
Payment conditions for low-income groups and special-case buyers:
- For 1+1 units: 15,000 TRY down payment, 15,000 TRY interim payment upon delivery
- For 2+1 units: 20,000 TRY down payment, 20,000 TRY interim payment upon delivery
- For 3+1 units: 30,000 TRY down payment, 30,000 TRY interim payment upon delivery
- For 4+1 units: 40,000 TRY down payment, 40,000 TRY interim payment upon delivery
Inflation-Adjusted Sales: The term will be 240 months, with the Consumer Price Index (CPI) rate applied to the remaining balance every six months (in the 1st and 7th months of each year). Installment payments will begin upon delivery, and CPI adjustments will apply from the sale date. Fixed-Interest Sales: A monthly interest rate of 0.50% will apply over a 240-month term, with installment payments starting from the sale date.

Emlak Konut Ispartakule Evleri has found its owners
Emlak Konut GYO is launching a campaign to make homeowners out of low-income groups, middle-income groups, families of martyrs (spouses and children), veterans, and disabled citizens—in short, everyone. The Ispartakule Evleri project, built on the last major plot of land owned by Emlak Konut GYO in the Avcılar Ispartakule area, allocated units through a lottery system. Out of the total 1,849 units, 1,500 were sold via lottery.
Emlak Konut Ispartakule Evleri, planned for completion within three years, is being constructed near the Unikonut, Banu Evleri, and Apricot Garden Evleri projects. The lottery draw for Emlak Konut Ispartakule Evleri took place on July 12, 2015, determining the owners.
