The Europe Residences Kale project, which is expected to consist of 681 independent units, is being constructed on a 37,000-square-meter plot. Designed as 9 blocks, the Europe Residences Kale project includes 599 apartments, 30 shops, and 52 offices. The construction area of the project is determined to be 206,000 square meters. In the project, 1+1 units are designed as 77-80 square meters, 2+1 units range from 102 to 136 square meters, 3+1 units are 165-179 square meters, and 4+1 units are 210 square meters.

"The Point Where Everything Began" with a 650 Million TRY Investment
Europe Residences Kale, the long-awaited project of the Artaş Group, was launched with a press conference held on Tuesday, November 4, 2014. All housing types in the project, which went through an intensive pre-sales period, attracted significant interest. Located in Topkapı, one of Istanbul's most central points, adjacent to the E5 Highway, Europe Residences Kale had been eagerly anticipated by homebuyers for a long time. Rising on Kale Endüstri Holding's most valuable plot in Topkapı under the signature of the Artaş Group, Europe Residences Kale is being realized with a 650 million TRY investment.
With the assurance of the Europe Residences brand and its prime location, Europe Residences Kale also attracts investor demand. Situated in Topkapı, one of Istanbul's unique districts, the project offers a sea-view location. Positioned in a highly advantageous location for urban transportation, the project is within walking distance of Metrobus and Tram stops. Launched with the slogan "The Point Where Everything Began," the project, with its aesthetic architecture, low-rise structure, and landscaped areas, will serve as an example in Topkapı's renewed urban landscape.
In the project, blocks offer sea views starting from the 3rd floor. Although the Europe Residences Kale project has a zoning permit for 14 floors, the blocks were designed as ground + 10 floors. Three different project designs were prepared to achieve a spacious and comfortable project and to attain perfection. Inspired by Turkish architecture, the apartments predominantly feature dual facades. Work, living, and shopping areas are distinctly separated. All rooms are designed with floor-to-ceiling windows. During the launch, the average square meter price of the apartments was set at 7,000 TRY. Süleyman Çetinsaya, Chairman of the Board of Artaş Construction, stated during the launch that the average square meter price at the delivery date would be 10,000 TRY.
Varol Tezmen, Sales and Marketing Coordinator of Europe Residences, stated in an interview with Emlaktasondakika.com that he expected the Europe Residences Kale project to appreciate by 40-50% within 18-20 months. In just one week, 400 units in the project were sold. When the project was launched, the average square meter price started at 5,300 TRY. By May 2015, the square meter price for the few remaining units had risen to 7,000 TRY. The Kale project appreciated by 20% in just six months. While 2+1 and 3+1 sample apartment types in the 599-unit project were opened for visits, 77% of the apartments had already found their owners.
