The Batımahal project, consisting of 150 villas, is divided into 3 phases. The first two phases each include 57 villas, while the third phase comprises 36 villas. The villas in the project are named Ilara, Jasmine, and Katie. Batımahal, the second branded housing project by Yalçınlar Group in the Büyükçekmece region with an investment of $100 million, is being developed as the 4th phase of Pelican Hill. Each villa in the Batımahal project, which will be delivered fully furnished, comes with a garden area ranging from 1.5 to 3 acres. All villas in the project offer stunning lake views.
Based on research conducted with 1,250 participants, Yalçınlar Group has tailored the Batımahal project to meet consumer needs, introducing a unique perspective on two-story villas. In Batımahal's reinterpreted two-story villa concept, the garden floor features daytime living spaces, while the entrance floor houses nighttime living areas. Both floors boast spacious living areas designed to cater to residents' needs.
Hakan Yalçın, Chairman of the Board of Yalçınlar Group, emphasized that ceiling heights are often overlooked in Turkey, noting that a 50 cm increase in ceiling height can raise costs by 10-15%. Despite these costs, Batımahal features a gallery void with a ceiling height of 7.2 meters, a living room ceiling of 2.92 meters, and an entrance hall ceiling of 3.15 meters. Yalçın also highlighted that the Batımahal project is approximately 30% larger in both square meters and cubic meters compared to similar properties due to its ceiling heights.
Yalçınlar Group, which sold 30% of its GölMahal villas in Büyükçekmece Lake Valley to foreigners and has sold 10% of the Batımahal project to foreigners so far, aims to establish the region as Istanbul's premier luxury villa destination. Hakan Yalçın noted that 30-35% of branded projects in the area are sold to foreign buyers.
Rental values in Büyükçekmece Lake Valley range between $10 and $20 per square meter. With the current sales price of Batımahal villas at $2,000 per square meter, the monthly per-square-meter value is calculated at $11 when divided over 180 months (15 years). This means the investment pays for itself in dollar terms over 15 years.
The villas in Batımahal are delivered fully decorated, from carpets to curtains. After homeowners make their decoration preferences, the villas undergo a 4-month preparation process.
