The first phase of Istanbul 216 consists of 541 residences. The second phase, comprising 579 residences across three blocks of 24, 24, and 13 floors, is situated on a 12,123-square-meter plot with a construction area of 90,000 square meters. The second phase of the Istanbul 216 project, rising in Fikirtepe—the pilot area for urban transformation—has been launched for sale. Baysaş İnşaat, the first company to receive a permit from the Provincial Directorate of Environment and Urbanization, announced that 85% of the first phase has already been sold. The second phase of the project has already garnered 25% in pre-orders.
Şemsettin Aydın, Chairman of the Board of Baysaş İnşaat, emphasized that Istanbul 216 is expected to yield a 50% premium upon completion. He stated, 'When we first launched the project, the starting price per square meter was 6,500 TL. Now, prices across the project start from 8,000 TL per square meter. Fikirtepe is appreciating day by day and will continue to do so.' Aydın expressed pride in developing a project in Fikirtepe and becoming a benchmark company in the region. 'Other firms seek our consultancy services, and we assist them as much as we can. Since Fikirtepe is undergoing in-situ transformation, reaching individual agreements with everyone was extremely challenging, but we succeeded. In the project, we have agreements with landowners at a 55-45 ratio for the first phase and 52-48 for the second phase,' he added.
