The DKY Kartal project, bearing the signature of DKY Construction, consists of 331 apartments across 4 blocks. DKY Construction has launched a new project in Istanbul Kartal, one of the most valuable locations of the future, offering expansive views and the scent of the sea. Rising adjacent to M1 Merkez Kartal Shopping Mall, Praktiker, and Real Hypermarket, DKY Kartal is being constructed as part of a massive integrated complex. The project, which sets out with the slogan "Everything and a little more," is most notable for introducing the "+1.5" concept. Apartments in the project feature balconies ranging from 5 to 7 square meters. These balconies are designed for year-round use, with glass enclosures, and provide direct access from the living room and kitchen. These balcony areas add extra living space to the apartments, which is why the units in DKY Kartal are labeled as 2+1.5, 3+1.5, 4+1.5, 5+1.5, and 6+1.5.

In DKY Kartal, where every floor and every apartment offers views of the sea and the Princes' Islands, some apartments even boast dual-aspect vistas. The planning of social amenities in the project was carefully considered to keep maintenance fees at a minimum. Efforts are underway to set the maintenance fee at 2 TL per square meter. DKY Construction also plans to build a hotel adjacent to the project. The office block within DKY Kartal is intended to be sold to a corporate firm.

The sales of 5+1.5 and 6+1.5 apartments in the project, located just a 200-meter walk from the metro, were completed during the pre-order phase. Fifty percent of those who pre-ordered the project are looking for homes to live in, while 20% of the demand comes from investors in Gulf countries. As DKY Kartal is designed with families in mind, 1+1 apartments were not included in the project.

DKY Construction, which launched DKY Kartal—a unique project in the area featuring residential, office, and shopping spaces—sold 40% of the project within a week and acquired the majority stake in the project land owned by Metro Properties. DKY Construction had previously acquired a 38.36% stake in the same land from FİBA Holding. Speaking about the acquisition, Ali Dumankaya said, "Sales for our DKY Kartal project reached 40% in just one week. We sold 130 out of 331 apartments in a week. Our 6+1.5 and 5+1.5 apartments were sold out even before the official launch. We observe that consumer preferences in this area are shifting toward more functional, spacious homes."

Located at the intersection of E5, TEM, and the Coastal Road, DKY Kartal is also preparing to become the business hub of the region with its office block. Fifty percent of the office block was reserved during the pre-order phase, and it is now on sale starting at 7,500 TL per square meter. All offices feature unobstructed sea views, and the 23,000-square-meter office block, located right next to Metro Cash & Carry Market, is designed to be completely independent from the residential units. The 2+1 apartments in the project are already sold out.
