The Ağaoğlu Central Park project, constructed on a 45,500-square-meter plot directly opposite the Veliefendi Racecourse, consists of 1,155 residential units and 12 villas spread across 5 blocks ranging from 21 to 22 floors. The project features 1+1 units ranging from 44 to 55 square meters, 2+1 units from 126 to 174 square meters, 3+1 units from 126 to 174 square meters, and 4+1 to 4.5+1 units spanning 148 to 211 square meters. Additionally, the project includes 10 rooftop duplexes (5+1 and 6+1 configurations) and 12 villas (5.5+1 and 7+1 layouts).
The project has been halted.
The price per square meter in Ağaoğlu Central Park is expected to reach $10,000.
Ali Ağaoğlu, the chairman of Ağaoğlu Companies Group, renamed the Bakırköy 46 project, which was launched for sale in July 2013. The project, now called "Central Park Istanbul," was reintroduced for sale at a launch event held on March 23. The architectural design of the Ağaoğlu Central Park project, located directly opposite the Veliefendi Racecourse, was also revised. The project garnered significant interest from foreign investors immediately upon its release. On the launch day, an Arab investor made a $25 million investment, purchasing various types of apartments in the project.
In addition to apartments, Ağaoğlu Central Park also features triplex villas. Apartments from the third floor upwards offer sea views, while the loft apartments on the top floors provide a 180-degree panoramic view of Istanbul. Hasan Rahvalı, a board member, stated that the average price per square meter was $6,800, with the exchange rate fixed at 2.80 TL. He also mentioned a special 15% discount for the launch event. Rahvalı emphasized their minimum sales target of $1.2 billion and projected that the price per square meter would exceed $10,000 upon delivery.
*Sales and construction of the project have been halted for the second time.
Ali Ağaoğlu, Chairman of Ağaoğlu Companies Group, explained, "The project was initially halted in December 2013 by a decision of the Istanbul 8th Administrative Court. The Council of State overturned the cancellation decision in February, and justice was served. Now, the local court has again requested the cancellation of the plans. We have filed our objection once more and are awaiting a response from Ankara. We may wait 2-3 months, but this project will be completed. In 2013, to prevent buyers from suffering losses, we refunded their money. Now, to protect citizens from further harm, we have halted sales and stopped advertisements. Thankfully, I can bear the financial burden, but this situation has been emotionally draining. While it doesn’t harm us, 1,000 people working at the construction site are now unemployed."
