Developed by DAP Yapı, Validebağ Konakları is established on a 38,000-square-meter plot. The project consists of 319 apartments across 12 blocks and includes 48 retail shops. With an investment of 1.1 billion Turkish Lira, the development offers a collection of 319 five-story residences, ranging from 1+0 to 6+1 units, spanning 70 to 650 square meters. Each residence is designed with superior technical and aesthetic qualities, providing a permanent and luxurious living experience.
Under the "Don’t Postpone Your Dreams, Turkey" campaign initiated by Emlak Konut GYO, homeownership is made accessible with a 5% down payment. Buyers can secure a loan for up to 80% of the property's value, with no installment payments required for the first 24 months. The remaining 15% is payable starting from the third year, with a loan term of 180 months at a 0.79% interest rate. A 10% discount is also applied under this campaign.
Validebağ Konakları attracted 21,500 applicants within just one week of its launch. Located in Üsküdar’s Koşuyolu neighborhood and backed by the reliability of Emlak Konut GYO, the project garnered immense interest even before its official introduction. During the first week alone, 21,500 prospective buyers visited to explore residential and office options, with some units receiving up to 100 individual applications. According to Emlak Konut GYO’s sales report, 219 units were sold between January and March.
Strategically positioned within walking distance of the Bosphorus and the Maiden’s Tower, and adjacent to the bridge and Eurasia Tunnel, Validebağ Konakları offers a unique manor-style living experience opposite the Validebağ Grove. Its low-rise architecture enhances the area’s value, while the project provides diverse apartment options from 1+0 to 6+1 layouts. Unlike Emlak Konut’s usual auction-based retail sales, the shops here will be sold directly, with sizes ranging from 46 to 1,543 square meters. Studio apartments in the project have already sold out.
Ziya Yılmaz, Chairman of DAP Yapı, stated, "In this area, older residential complexes from 20-25 years ago sell for 18,000-25,000 TL per square meter. We are launching sales at just 9,000 TL per square meter. The first 20-25% of the project will be sold at this attractive price before adjustments are made. Both Emlak Konut GYO and DAP Holding have stepped away from a profit-driven approach, with Emlak Konut making concessions in auction pricing. Validebağ Konakları is within walking distance of the Bosphorus Bridge and the Eurasia Tunnel. The Validebağ plot, named after the grove it borders, benefits from the second-largest green space on the Anatolian Side. The site also includes the Adile Sultan Mansion, famous for hosting films adapted from Rıfat Ilgaz’s iconic work, Hababam Sınıfı. Inspired by the mansion, we’ve infused the warmth and sincerity of Hababam Sınıfı—a cherished part of our childhood memories—into Validebağ Konakları through modernized design. The project emphasizes manor-style architecture and expansive gardens." Yılmaz also noted that buyers during the launch period could expect a minimum 50% return on investment.
