Construction of the Varyap Yalıkavak project began in March 2016 and is situated on a 22,000-square-meter plot in Tilkicik Bay. The project comprises a total of 60 residences, including apartments, duplexes, and villas, with unit sizes ranging from 1+1 to 4+1. Varyap Yalıkavak spans a construction area of 30,000 square meters, with residential units varying between 70 and 200 square meters in size.

Varyap is launching its second project in Bodrum, Turkey's holiday paradise. The promotional event for 'Varyap Yalıkavak,' located in the highly sought-after Tilkicik Bay, took place on September 30. The project, which includes a world-renowned hotel, garnered immense interest even before its official launch: A block of 23 apartments was prioritized for sale, with 12 units already sold. Negotiations are underway with globally recognized hotel brands for the project's hotel component. The remaining apartments will be released for sale once a decision regarding the hotel is finalized.
Built on the last available plot in Bodrum Yalıkavak, the Varyap Yalıkavak project has been introduced at a competitive price compared to other developments in the area. During the launch period, units were priced starting from 5,000 euros per square meter, with expectations that the price will rise to 9,000–10,000 euros per square meter upon delivery. Varyap CEO Erdinç Varlıbaş stated that the project is projected to yield a 300% premium. Varlıbaş also mentioned that work is ongoing for two additional projects in the Bodrum region.
