The commercial units located beneath the Park Mavera project, developed under the guarantee of Emlak Konut, are being offered for sale under the name "Başakşehir Merkez Çarşı." Situated in the heart of a city of 1 million people, the project is built in Turkey's first planned urban square in Başakşehir Merkez. Başakşehir Merkez Çarşı holds the distinction of being the only commercial unit in the urban square that, for the first time in Turkey, brings together public institutions under one roof.

Başakşehir Merkez Çarşı is located near official institutional areas, as well as Turkey's largest city park spanning 372,000 square meters, and the İkitelli Integrated Health Campus—Turkey's and Europe's largest healthcare facility, housing 8 specialized hospitals. With access to metro, tram, and the 3rd Bridge connection route, it stands as one of the country's most dynamic locations.

The 252 commercial units in Başakşehir Merkez Çarşı were sold via auction. The deadline for auction applications was announced as August 26, 2016. After obtaining the specifications for 100 TL, participants could join the auction by depositing a guarantee. The auction took place on August 28.
