The Trios 2023 project, bearing the signature of Pulsar Construction and Kurumahmutoğlu Construction, consists of three separate blocks. Two of these blocks house workshops and shops, while the third features a bazaar and towers. The project includes a total of 336 workshops, 146 stores, and two 11-story blocks comprising 112 independent units. The ceiling height in the project will be 7 meters, and trucks will have access to every floor.

Located in Istanbul's only inner-city organized industrial zone, the İkitelli Organized Industrial Zone, Trios 2023 (Turkey İkitelli Organized Industry 2023) rises on land owned by Dersankoop, deriving its name from the region. Trios 2023 aims to create not just an industrial site but a comprehensive living space with trade and social areas, aligned with the vision of the new Turkey. One of its towers is reserved for offices exclusively designed for business owners, while the other tower will be allocated for use by Dersankoop, the landowner. Additionally, plans include preparing a hotel within the project to meet the needs of the region.
In the Trios 2023 project, areas designated as industrial blocks for manufacturing purposes are currently on sale. Blocks A and B feature industrial spaces with ceiling heights reaching 7 meters. Block C, which includes offices, has not yet been released for sale. Handovers will begin in January 2017, with the entire project scheduled for completion by June 2017. Over 50% of Trios 2023, a project realized with a 320 million TL investment within the İkitelli Organized Industrial Zone, was sold within 1.5 years. New phases of the project have been introduced for sale.
Sami Bektaş, Chairman of the Board of Pulsar Construction, stated that Trios 2023 meets the requirements of Turkey's 2023 economic goals and will serve as a model industrial and commercial complex for both İkitelli and all of Turkey. Bektaş noted that the project has appreciated by over 40% in 1.5 years, saying, "Initially, the per-square-meter price was around 2,500 TL. Currently, we have no spaces below 4,280 TL. The trend is better than the dollar price. By the time this project is completed, the average per-square-meter prices here will not be below 6,000 TL."
