Turkey's largest urban transformation project, Ahes Misal Istanbul, is being realized in Gaziosmanpaşa. Developed through a partnership between Süleyman Ekşi Construction, GOPAŞ, and the Ministry of Environment and Urbanization, the project has an investment value of 2 billion TL. It includes 2,400 residential units, a 359-room hotel, street shops, and a 20,000-square-meter office block. Designed by Alper Aksoy Architecture, Ahes Misal Istanbul spans a 100-acre plot in Gaziosmanpaşa's Bağlarbaşı District, with a total construction area of 520,000 square meters. The first phase, comprising 1,600 units, is set for delivery by the end of 2019.

Located near TEM and surrounding highways, adjacent to the Golden Horn, Ahes Misal Istanbul is situated next to Vialand and in close proximity to key financial hubs like Giyimkent and Tekstilkent. Süleyman Ekşi, Chairman of Süleyman Ekşi Construction, stated, "We are working on a model that will set an example for Istanbul. By shifting away from closed systems that treat urban transformation areas in isolation, we are implementing plans that consider the city and its surroundings as a whole. We aim to transform the area by preserving its economic, social, and cultural values, creating an inclusive environment for all. Although Gaziosmanpaşa is in a second-degree earthquake zone, we have prepared all calculations according to first-degree earthquake zone standards, as per Gaziosmanpaşa Municipality's guidelines. To ensure project integrity, we are donating a 1,000-person primary school, a 1,000-person cultural center, and a 1,000-person mosque to Gaziosmanpaşa as part of our social responsibility." Ekşi also mentioned that the project is expected to yield a 40% premium upon completion, stating, "Gaziosmanpaşa is a significant district due to its transformation potential and proximity to the city's main transportation hubs. Therefore, we anticipate a 40% premium upon project delivery."
